In the event a client has secured a property in advance with us and cancels before check in:
Typically we have secured cleaning, pet fees (if applicable), security deposit and first month’s rent. We will issue a refund for pet and cleaning fees as well as half of the first month’s rent with notice of two weeks or more before check in.
In the event client doesn’t show up to check in or cancels within two weeks before check in, the first month’s rent and security will be kept and all fees will be refunded.
Please understand that bookings are often secured for long lengths of stay 30-45 days in advance and having a property off the market, and sometimes an odd lead up gap before stay will mean a full month or more in loss rents for us, and sometimes will cause us to pass up longer term leases.
